Service Line 01
Landscape Maintenance
The recurring contract is the heart of the company: the weekly presence that decides whether a property reads kept or tired. It is sold as a written scope — frequencies and standards by area — and the owner checks the work against that document.
What the work
includes
-
Mowing & detail cycles
Turf cut on a published schedule, with heights set by season and turf type. Edging, line trimming, and blow-down happen on every cycle — detail work is part of the cycle, not an extra.
-
Bed care & mulch
Weeding and pre-emergent programs for planting beds, and mulch maintained at depth — pulled back from trunks, not piled into volcanoes.
-
Hedge & shrub pruning
Ficus, clusia, podocarpus, and croton lines held to shape on a schedule that respects the growing season, with hand pruning where shears would scar the leaf.
-
Fertilization program
Turf, palm, and ornamental feeding on a written annual calendar that observes the corridor's summer fertilizer blackout ordinances.
-
Turf pest & disease management
Scouting on every cycle and treatment for the usual suspects in St. Augustine and zoysia — chinch bugs, sod webworm, armyworm, and fungal pressure in the wet season.
-
Irrigation coordination
Crews flag breaks, blocked heads, and dry spots as they mow, and wet checks and repairs run under the same contract — so the mowing side and the water side stop blaming each other.
-
Documented walkthroughs
Regular walkthroughs against the written scope, documented for the board, manager, or owner: what was found, what was done, and what comes next.
On this
corridor
Maintenance on this corridor runs on two clocks. Summer is the growing season — weekly cycles, rain-driven fungus and insect pressure, and the fertilizer blackout that shifts feeding to the shoulders of the year. Winter is the season the property is actually seen: residents are home, events are on the calendar, and the standard is judged in January, not July.
A scope written for this corridor plans for both clocks — and for the transition weeks when a property can slide if the schedule doesn't.
Scope &
pricing
Maintenance contracts are priced annually from the written scope after a walkthrough of the property. Frequencies and standards are stated by area — turf, beds, hedges, hardscape edges — so performance can be checked against a document, not a memory.
